1. In which areas do you manage properties?

We have properties throughout Merseyside and the Wirral covering all boroughs of Liverpool. We also manage properties on in Manchester, Wigan and Caddishead.

2. What is your proposed fee structure?

We charge a fixed management fee for all clients of 10%. The scope of works covered within this fee is detailed in our standard management Agreement which also covers details of additional fees which will be charged from time to time.

3. Why choose Sutton Estates?

We have owned our own property for a number of years and found that other agents have been to rigid in their property management which has led to high volumes of voids. At Sutton estates we look to match properties to tenants quickly and efficiently to increase portfolio yield.

4. I can never get hold of my current property manager?

Here at Sutton Estates we realise that property management is not a Monday – Friday 9-5 job, so we are open 7 days from 8 in the morning till 10 at night.

5. How will you advertise my property?

As well as the website, we will erect a to let board, display your properties particulars in our shops and we run a full page advert in local papers at no expense to the landlord. We maintain a database of customers and our existing tenants recommend us. We also have links with a number of large organisations and support networks. All of this ensures a constant stream of enquiries.

6. How will I receive any rents due to me?

All rents are deposited in a non interest bearing account and we endeavour to transfer this by secure online transactions within 7 days of receipt. Where appropriate we will forward funds to cover mortgage payments in advance of collection.

7. My property needs refurbishing but this may prove expensive?

Here at Sutton Estates we offer finance facilities to Landlords to get their property to market. With our dedicated team of tradesmen we are able to carry out the work at no initial cost to the landlord and deduct payment from rents received.

8. How will I know the progress of my portfolio?

As well as being able to talk personally to one of our dedicated property managers, we will dispatch monthly landlord statements, along with copies of AST’s, any letters we have sent on your behalf relating to the property and will keep you updated on any developments relating to your property.

9. I have my property with another management agent but they are not maximising my rental income?

Here at Sutton Estates we have the landlords interests at the forefront and we will look to maximise rents and ensure the speedy collection of any rents owing. We specialise in dealing with problem properties where other agents have failed by taking a pro-active approach.
